TRACT LOCATION

The property is located in Sumter County, Georgia, along US highway 280 just east of Plains, Georgia. It is approximately 2.5 hours from Atlanta, Georgia and approximately 1 hour to Macon, Georgia and about 1 hour from Columbus, Georgia. Included are general

LAND TYPES AND AMENITIES

The subject property has four age classes of planted pine. A large portion of the tract is in CRP longleaf with yearly income approximately $10,000 for another 4 years. There are mature loblolly stands as well as younger planted stands close to thinning age. There are ample locations for food plots and the tract offers excellent deer hunting. Attached are land and timber type maps for further descriptions of the property. subject property has three age classes of planted pine. Approximately 100 acres is ready for a first thin operation. Another 150 acres is ready for a second thin operation at this time. The timber types are shown on the attached map.
